Retirement Community

in 2003 with the purpose of creating a continuing care retirement
community
in Center City affiliated with Friends
(Quakers)

not-for-profit corporation with federal tax exempt status
Project Goals and
Objectives
- Create
a vibrant and innovative urban community for older adults
- Welcome
all races, ethnic backgrounds, religions and gender orientations
- Provide
lifetime health and medical care for all residents
- Be
economically diverse: encompass both market rate and subsidized units
- Be
environmentally responsible, a model of “green architecture”
- Promote
a spirit of involvement and caring in true community
- Be
self-directed and governing to the maximum degree possible
Program Concept
- 150
-200 apartments, a percentage of which will be “affordable” units for
members of
lesser means
- Continuum
of health care: case management, on site wellness/health service offered
in partnership with an existing family practice (with geriatricians),
assisted living on site;
skilled nursing care through affiliation off site
- Community spaces and services (group dining, fitness,
housekeeping, etc.)
- Several
fee structures are under consideration, including conventional entry fee
and cooperative ownership
Accomplishments
- Raised
over $85,000 from our membership and secured two grants totaling $18,000.
- Engaged a part time project coordinator and a real estate
consultant.
- Completed
initial financial and market feasibility studies.
- Exploring
possible sites including the National at 2nd and Arch Streets.
- Met with the three largest bond underwriters of senior housing,
each of which has
expressed interest in being involved with us.
- Currently reviewing proposals from architects for planning/design
studies of the potential sites.
- Exploring partnerships with several respected organizations which serve the older adults.
- Developing
an innovative healthcare plan based on research of exemplary models across
the nation.
- Increased membership to over 700 people.
- Currently
developing a “virtual community,” through our newsletters and regular
membership events, which provide an opportunity for members to get to know
one another and stay informed of our progress.
